Disclosure: BrokerOS publishes this guide, and BrokerOS is one of the six products below. We list every option alphabetically, use the same criteria for each, cite prices and features from each vendor’s own site, and include BrokerOS’s limitations. No vendor paid to appear here.
Most CRM lists are written for 50-person brokerages with an operations team. This one is for the solo broker or small team of 2 to 10 at a boutique or independent firm, doing investment sales, leasing or both, often with the pipeline in a spreadsheet and the deal in email threads.
The short answer: there is no single best CRM for commercial real estate. The right one depends on what you need the software to do for you.
- If you want a simple CRE CRM with comps and property data, start with ClientLook.
- If owner research and prospecting drive your business, look at Rethink by Buildout, especially Rethink+.
- If leasing is your core and lease expirations drive your calls, look at RealNex.
- If you want Salesforce underneath and have an admin or consultant to run it, look at AscendixRE.
- If you mostly need a cheap pipeline and follow-up reminders, Pipedrive works.
- If your deals live in your inbox and you will not build a pipeline by hand, BrokerOS (our product) is built for that, though it is in early access.
What matters to a small CRE brokerage
Large firms buy a CRM for reporting across dozens of brokers. A boutique broker buys one to stop losing track of deals. We compared each product on five things that decide whether a small team keeps using it:
- Total cost per seat. The entry price, the billing term, brokerage or platform fees charged on top of seats, onboarding fees and which features need a higher tier.
- How email gets into the record. For most brokers, email is where the deal moves. Does the CRM capture it, sync it to contacts, or file it to the right deal?
- CRE records. Properties, listings, leases, comps and CRE deal types, ready to use instead of built with custom fields.
- Client-facing outputs. Reports, deal rooms, flyers and property sites you can send to clients.
- Setup and upkeep. How much configuration and data entry the tool needs before it is useful, and to keep it current.
We did not score or rank the products. Each one wins on a different job, so we recommend by fit.
A note on Salesforce-based CRMs
Two products on this list run on Salesforce. AscendixRE includes the Salesforce license in every plan, and Rethink by Buildout is a native app built entirely on the Salesforce platform.
Salesforce itself is built around accounts, contacts and opportunities for B2B sales. A CRE package adds properties, listings, leases and comps on top, which is why most brokerages on Salesforce use one instead of building their own. Twopir Consulting, a Salesforce partner that implements both products, explains the trade-off well.
The upside is room to grow: custom objects, reports and automation on a platform with a large add-on catalog. The cost is that someone has to set up and maintain that customization. Ascendix offers to build custom functionality and act as your CRM admin, and Salesforce partners like Twopir sell implementation and rescue work for CRE packages that are not delivering.
Twopir is direct about what goes wrong: many CRE firms “bought Salesforce and went back to spreadsheets,” because the data model did not match how they work. That trade-off suits brokerages with an admin, a consultant or a need for firm-wide reporting. If you are solo or on a small team without an admin, weigh setup and upkeep as heavily as features.

The six CRMs, reviewed
Listed alphabetically. Each review uses the same structure: who it suits, what it costs, where it is strong, what to watch for and when to pick something else.
AscendixRE
Brokerages that want Salesforce underneath and have an admin or consultant to set it up and maintain it.
Sold by Ascendix
$79 per user per month, billed annually
- xRE Foundations plan; Salesforce license included
- xRE Enterprise is $99 per user per month
- xRE AI Suite starts at $39 per month per organization and requires Enterprise
- No implementation fee listed; onboarding is included
Strong at
- Built on Salesforce, and every plan includes the Salesforce license.
- Pre-built CRE fields and reports for leases, sales, properties, listings and availabilities.
- Enterprise adds map and ZIP code search, the Composer marketing document tool, stacking plans and commission calculations.
- The AI Suite's Harvest tool parses inquiry emails from LoopNet, Crexi and other CRE sources into the CRM.
Watch for
- Billing is annual only.
- Email parsing and the AI agent need Enterprise plus the separately priced AI Suite.
- It is Salesforce configured for CRE, so changes beyond the package can need a Salesforce admin or consultant; Ascendix offers to act as your CRM admin.
- Onboarding is included with no separate fee listed, but it is limited: 2 hours of consulting and training on Foundations, plus concierge service on Enterprise. Deeper customization may need paid outside help.
- Choose it if
- You have a Salesforce admin or consultant, or plan to grow into custom objects and firm-wide reporting.
- Look elsewhere if
- You are solo or on a small team without a Salesforce admin, or you want month-to-month billing.

BrokerOS

$79 per seat per month, everything included
- No brokerage fee and no onboarding fee
- Early access only: a small group of brokers, each onboarded by the founder
- No self-serve trial
Strong at
- Forward an email and BrokerOS files it to the right deal or creates the deal, adds the outside people as contacts and saves PDF attachments.
- A morning list of who to follow up with and which deals are slipping, with at-risk deal scoring.
- Log calls by typing or dictating; nothing saves until you confirm the proposed outcome.
- Client deal rooms where you choose which documents each side sees.
Watch for
- Early access only, so you cannot sign up and start today.
- A new product with no third-party reviews yet.
- Its published features do not include a comps database or a property data feed.
- OMs, BOVs, market surveys and two-way dialer sync are on the roadmap, not available yet.
- Choose it if
- Your deals live in email threads and you want the record to keep itself current.
- Look elsewhere if
- You need comps tracking, owner research or a property database today.

Buildout and Rethink
Brokers who want a CRE CRM with property and comps data, and a path to listing marketing and transactions.
Sold by Buildout
Rethink CRM is $129 per month
- Rethink+ is $299 per month and adds property and ownership data, AI owner research and predictive analytics
- Buildout's page does not say whether these prices are per user; Salesforce AppExchange lists Rethink from $129 per user per month
- The wider Buildout platform starts at $125 per user per month, with full pricing through a demo
- Buildout prices by seat plus a platform maintenance fee; it does not publish the fee amount or any onboarding fee
Strong at
- Property and listing database, comps tracking and deal pipeline management in the base plan.
- Branded client activity reports, a Google Maps tour builder and public-facing property sites.
- Rethink+ adds property and ownership data, intelligent owner search and AI owner research for prospecting.
- Connects to Buildout Showcase and the wider Buildout platform for proposals, OMs, listing syndication and transaction management.
Watch for
- Owner data and AI research need Rethink+ at $299 per month.
- Rethink is built entirely on Salesforce, so deeper customization can need a Salesforce admin or consulting partner.
- Neither pricing page states the billing term, and full platform pricing needs a demo.
- A platform maintenance fee sits on top of per-seat pricing. One third-party guide reports that Rethink onboarding is paid and required; Buildout does not publish it, so ask for a full quote.
- A broad platform built to run a whole brokerage, which can be more than a solo broker needs.
- Choose it if
- Prospecting owners and tracking comps matter as much as managing active deals.
- Look elsewhere if
- You want the lowest entry price, platform pricing without a demo, or a CRM that never needs a Salesforce admin.

How to choose in 15 minutes
Pick one active deal, the messiest one you have, and answer three questions.
Where did the last three updates on this deal happen? If the answer is email every time, put email capture first. Try forwarding a real deal email during each trial and see what the CRM does with it.
What do you need to look up that is not in your inbox? If it is comps, ownership or lease expirations, a property-centric CRM like ClientLook, Rethink or RealNex earns its place.
Who will keep the CRM current? If the honest answer is “nobody, during a busy week,” choose the tool that needs the least manual entry, or the one you will open every morning.
Then run every trial against that same deal. A CRM that keeps one hard deal clear will handle the easy ones. For a deeper framework, see our deal operating system guide, which includes a one-deal audit you can run before you buy anything.
Before you sign
- Confirm the billing term. Several prices on this list require an annual commitment, and month-to-month plans cost more.
- Ask for every fee, not just the seat price. Buildout adds a platform maintenance fee to per-seat pricing, and RealNex charges a one-time implementation fee per user on most plans. Ask whether onboarding and data import cost extra. BrokerOS charges no brokerage fee and no onboarding fee.
- Check which tier includes the feature you want. Email parsing, owner data and automations often sit one tier above the entry price.
- Ask how to export your data. You should be able to leave with your contacts, deals and documents.
Prices change. We checked every figure on October 24, 2026, and link the vendor page behind each one, so check the source before you buy.
